Stony Brook sits on the east side of Stony Brook Harbor in the Town of Brookhaven, a short drive from our Saint James HQ. Its heart is the Stony Brook Village Center, a Federal style row of shops and restaurants that Ward Melville built around a green facing the harbor.

History is everywhere here. The Stony Brook Grist Mill still stands on Harbor Road, and the Long Island Museum on North Country Road holds collections of American art, history, and carriages. On the Sound, West Meadow Beach offers a long stretch of sand and wide views across Smithtown Bay.

The housing stock ranges widely. Near the village and the harbor you find historic homes and older colonials, some with water views. Further out, streets hold capes, ranches, split levels, and colonials, many on wooded lots, plus larger homes on the roads toward Old Field and the water. Because the character of a house can change quickly from one road to the next, we study comparable sales street by street rather than by the whole hamlet.
