Saint James is where Team Rivera works from. It is a hamlet in the Town of Smithtown on Long Island's north shore, and our HQ sits on Lake Avenue, the street that runs through the middle of it. When we talk about this market, we are describing the blocks we drive every day.

The housing here is varied. Near the old center you find older colonials and farmhouse style homes, some with long histories. Capes, ranches, and split levels fill the side streets off Lake Avenue and Moriches Road. Toward the north, lots get larger and more wooded as the roads head for the harbor villages of Head of the Harbor and Nissequogue. Later subdivisions add newer colonials, so a search here can cover a wide range of ages, sizes, and styles. Many older homes have been updated over the years, and we look carefully at what has been done when we price them.

Lake Avenue is the downtown: shops, restaurants, and small businesses along a compact stretch, with the Saint James station on the Port Jefferson Branch of the LIRR just off it. Deepwells Farm County Park, with its historic house and open lawns, sits on North Country Road. Stony Brook Harbor and Smithtown Bay are a short drive north, so beaches and boat launches are close.

For drivers, North Country Road runs east and west through town, Nesconset Highway runs along the south side, and the Long Island Expressway and the Northern State Parkway are further south.
