Commack is an inland hamlet that straddles two townships: the western part is in the Town of Huntington and the eastern part is in the Town of Smithtown. It sits just south of Kings Park and East Northport and a short drive from our Saint James HQ.

Most of the housing went up during the postwar building decades, and the streets show it: high ranches, split levels, colonials, capes, and ranches on regular suburban lots. Over time many have been expanded, renovated, or rebuilt, so the same original model can look very different from house to house. Condition and updates drive a lot of the pricing here, which is why we look closely at interior photos of every comparable sale.

Commack is known for its road access. Jericho Turnpike runs east and west through the hamlet, Veterans Memorial Highway begins here and heads east, and Commack Road runs north and south. The Long Island Expressway, the Northern State Parkway, and the Sunken Meadow Parkway all have exits in or right around Commack, which puts much of Long Island within reach by car. There is no LIRR station in Commack itself, so rail commuters drive to a nearby station on the Port Jefferson Branch or the Ronkonkoma Branch.

Shopping lines Jericho Turnpike and Veterans Memorial Highway. For green space, Hoyt Farm Park Preserve is a nature preserve with trails and a nature center, and the Sunken Meadow Parkway leads north to the beaches on the Sound. Because Commack crosses a township line, taxes, services, and paperwork can differ from one side to the other, and we walk buyers and sellers through what applies to their address.
