How we work with buyers

With you at every step.

  1. Consultation

We sit down, in person or on a call, to talk through what you want, where, your timeline, and your budget. We also go over our buyer agreement before we tour any homes.

  2. Search

We set up a search across OneKey MLS listings, the multiple listing service that covers Long Island and Queens, so new homes that fit reach you as soon as they list.

  3. Showings

We tour homes with you on your schedule and point out what to look at closely, from the layout and condition to the lot and the street.

  4. Offers

We pull the comparable sales, help you decide on price and terms, and present your offer so it is taken seriously.

  5. Inspections

We help you line up a licensed home inspector, go through the report with you, and handle any requests to the seller.

  6. Closing

We work with your attorney and your lender through the contract, the appraisal, and the final walk-through, all the way to the keys.

Where to look

Start with a town.

These are the areas we know best: the north shore, the North Fork, and Florida. Each community page covers the housing, the water, the downtown, and how to get around.

Anywhere on Long Island. If the town you want is not listed here, that changes nothing.

Questions

Buying questions.

Do I need a mortgage pre-approval before we look at homes?
It helps a lot. A pre-approval tells you what you can comfortably spend and shows sellers your offer is serious. If you do not have a lender yet, we can share a few names so you can compare.
Which homes can you show me?
We search listings across OneKey MLS, the multiple listing service that covers Long Island and Queens, and set up alerts so new listings that fit your search reach you quickly. That includes homes listed by any brokerage, not only Keller Williams.
Do I sign an agreement before we tour homes?
Yes. We go over a written buyer agreement at the first consultation, before we tour any homes. It explains how we work together and how compensation works, and we answer every question before you sign.
How do offers work on Long Island?
We look at the comparable sales with you, decide on a price and terms, and submit the offer. In New York an accepted offer is followed by attorney review and a signed contract, so we work closely with your attorney from the moment your offer is accepted.
Should I get a home inspection?
We recommend it. A licensed home inspector looks at the structure, roof, and major systems, and we help you read the report and decide what to ask the seller for, if anything.
How do I get started?
Fill out the form on this page or call or text (631) 213-2005. We will set up a consultation to talk through what you are looking for, your timeline, and the towns you want to search.
